Commercial furniture refurbishment — a residential building lobby at night with half its lounge seating removed for its wave of work
Commercial furniture refurbishment

Nobody empties a building to refurbish it.

So the work moves in waves. Every piece is graded first, then repaired, recovered or refinished a room at a time, while the rest of the building stays open.

Why volume is different

Three things change once it is a hundred pieces.

A single sofa is a repair. Commercial furniture refurbishment across a portfolio is a program, with sequencing, storage and a material spec behind it.

The room stays open

Seating leaves in batches, never all at once, so residents and prospects always have somewhere to sit.

Staging has to exist

Every wave needs somewhere to stage: a spare amenity room, a garage bay, or our shop when the building has no space.

One spec, not ten

Color and material are fixed at the start, so a chair done in the first wave matches one done in the last.

Grade before you budget

Every piece gets a grade, and the grade sets the work.

We walk the building and grade each piece where it stands. Commercial furniture refurbishment gets expensive when everything is treated the same.

Sound

Dirty or dull, but intact. Cleaned, fed and protected so it does not become a B.

B

Local damage

One scuffed arm, one split seam, one stained cushion. Repaired in place during its wave.

C

Surface gone

Worn across whole panels. Recovered or refinished on the original frame, in the shop.

D

Past refurbishing

Broken frames and failed mechanisms. We flag these in writing instead of quoting them.

How a wave runs

One room out, one room back, over and over.

A lobby and two amenity rooms, refurbished without either room ever standing empty.

    Graded and tagged

Each piece tagged with its grade and its room, and photographed for the report.

  2. 02

    First batch out

Half the room is wrapped and moved overnight; the rest stays in service.

  3. 03

    Refurbished in batch

Same spec, same lot, same crew, so the batch comes back as a set.

  4. 04

    Back, then the next batch

The finished batch is reset and the next one leaves the same night.

Waves run through off-hours service, pickup and delivery and COI cover for every building on the list.

Pieces done months apart still match.

The program's colors and materials are fixed at the start and cut from the same lot. See custom color matching and material matching.

Choices come from commercial vinyl, performance fabric and top grain leather, rated for the traffic each room takes.

Before / after

Same pieces, same rooms.

More in the before and after gallery.

Before: a run of worn leather lobby sofas with faded, cracked seats
Before
After: the same lobby sofas refurbished and back in place
After

Lobby sofa run. Recovered in one batch so the whole run matches.

Before: amenity room lounge chairs with stained, flattened cushions
Before
After: the same amenity lounge chairs refurbished with new cushions
After

Amenity lounge. New foam under recovered seats, done in one wave.

Planning the program

Approve it in stages, not all at once.

The grade list splits naturally into what to do this year and what to schedule next, which is how most multifamily owners, the kind represented by the National Multifamily Housing Council, plan capital work.

Questions

What owners ask before approving.

How does commercial furniture refurbishment work at volume?

Every piece is graded first, then the work runs in waves: one room or floor at a time, so the building never loses all of its seating at once.

Do rooms have to close?

A room closes only for its own wave, usually overnight. Pieces that need shop work leave in batches and come back before the next batch goes out.

Will the color match across buildings?

Color and material are specified once for the whole program and cut from the same lot, so pieces refurbished months apart still match.

What if some pieces are past refurbishing?

We grade those separately and say so in writing. You get a list of what is worth refurbishing and what belongs in the replacement budget.

How is a large program quoted?

We walk each building, grade and photograph every piece, and price by grade and room so the program can be approved in stages.
